Tax invoices that hold up

A tax invoice in the UAE is not a styled spreadsheet. It has required fields, it carries your TRN, it states VAT explicitly, and its number has to sit in an unbroken sequence. Get that wrong and the problem surfaces at exactly the moment you least want it to.

Proof that money arrived

Brokerages take in commission, rent, security deposits, cheques held against an agreement and part payments on account. Each one is money received on someone else's behalf, and each one needs a receipt that will still make sense when it is produced eighteen months later in a disagreement.

The receipt maker covers those categories on your letterhead, with the payer, the amount, the method and what it was for stated plainly.

Stop editing last month's agreement

The usual method is to open the last MOU in Word, change the names, change the amounts and hope nothing from the previous deal survived the find-and-replace. It usually does — a wrong date, the old party's name in clause nine, a payment term that belonged to a different property.

Fill a form instead. Parties, property, consideration, payment terms and dates go in as fields, and the agreement comes out consistent every time.

Every listing needs a title and a description, each portal wants them in a slightly different shape, and writing the fortieth one this month from nothing is where the day goes. Most agents end up pasting an old description and editing around it, which is how a two-bedroom apartment ends up described as having a maid's room.
